Planning & Conservation

Conservation Area Rules

Kemnal Road lies within the Chislehurst Conservation Area — the largest in the London Borough of Bromley at 596.4 hectares, designated since 1971. An Article 4 Direction applies specifically to Kemnal Road, imposing additional restrictions beyond those of the standard conservation area.

What This Means for Residents

  • Trees: You must give 6 weeks' notice to Bromley Council before carrying out any tree work, including pruning. Fines for unauthorised work can reach £20,000.
  • External alterations: Many changes that would normally be permitted development (walls, fences, gates, satellite dishes) require planning permission in the conservation area.
  • Article 4 restrictions: The Direction removes further permitted development rights for Kemnal Road specifically, including restrictions on land subdivision in the Green Belt.
  • Demolition: You cannot demolish buildings in a conservation area without specific consent.
